* Develop strong relationships with the key players on our team:
- Realtors
- Lawyer
- Mortgage broker
- Bank manager
- Contractors (Maintenance, Cleaning, Etc.)
- Insurance company
* Research and understand Edmonton, the real estate market and the areas for potential growth.
* Find appropriate properties in those areas.
* Analyze potential profitability.
* Make offer.
* Handle all details of sale:
- Get paper work to mortgage broker.
- Arrange for inspection.
- Provide details to insurance company.
- Meet with lawyer.
- Coordinate down payment funds.
- Hire and manage contractor for necessary renovations.
* Advertise for tenants.
* Meet with potential tenants:
- Coordinate dates for walk through.
- Process credit applications and ensure eligibility.
- Complete details for acceptance of tenant.
* Get credit application checked.
* Check references.
* Go through house inspection form.
* Get lease signed.
* Collect first month's rent, damage deposit and postdated cheques.
* Manage ongoing tenant relationship:
- Handle repairs/maintenance.
- Rent collection.
- Handle rent increases.
- Understand and implement rulings of the Tenancy Act.
- Ongoing care/maintenance of property:
* Snow removal, lawn care, eaves troughs and duct cleaning, etc.
* General repairs.
* Manage tenant turnover:
- Home inspection.
- Arrange for cleaning.
- Arrange for repairs.
* Maintain financial obligations of property:
- Pay mortgage.
- Pay insurance.
- Pay property taxes.
- Pay condo fees, etc.
* Maintain financial obligations to investors:
- Annual (or other agreed upon period) rental profit cheques and status updates.
- Provide appropriate paperwork for income tax purposes.
* Understand Edmonton market and be aware of market conditions that
will dictate time of sale.
* Prepare house for exceptional exposure and maximum sale return.
* Manage relationship with realtor.
* Handle all details of sale
